What’s it like to live in Villajoyosa?

This quiet fishing village with its 35,000 inhabitants is a place that keeps getting larger as it is being discovered by people from other parts of Europe. Different from what you might suspect, Villajoyosa is the capital of the region Marina Baja, not Benidorm.

Traditionally, trade and fishing have been very important here. You will notice the brightly-coloured houses; it is said that sailors liked to see their houses from afar. In addition, the place is also known for of its chocolate production. In recent years, tourism has become increasingly important, which is not surprising when you consider the beautiful beaches and cosy bays.

What are the most popular housing types in Villajoyosa?

Apartments
By far the most sold housing types for both Spaniards and foreign home-buyers are apartments. You will find complexes in all shapes, sizes and prices all along the coastline of Villajoyosa. Much of the 11- kilometre stretch of coastline is buildable and is avidly used by developers.

Detached houses
Scattered here and there, you will find a number of small neighbourhoods or urbanisations with villas and country houses around Villajoyosa. Prices for detached houses are quite high, due to its favourable location, excellent connections between El Campello and Benidorm and the large amount of amenities.

Village houses
The older coloured village houses and apartments right on the coast are always popular with foreign home
buyers, but are rarely for sale due to limited availability. The village houses in the city centre are a little further from the coast and are more popular with Spanish buyers.

Where is the best place to buy a property in Villajoyosa?
Buyers who want a holiday home here mainly choose an apartment. There are plenty on offer in the different areas of the coast. There are spacious complexes with numerous amenities such as sports facilities and swimming pools, and also apartments in small-scale buildings in and around the centre of Villajoyosa.

The residential areas around Villajoyosa
The housing on offer around Villajoyosa south of the provincial road, the N332, is very varied; high-rise is interspersed with detached and semi-detached houses.

El Paraiso, Monteboli, Gasparot
West of the old village, you will find the areas of Gasparot, El Paraiso and Montiboli. Here you will find a wide range of housing types.

Playa de Torres
To the east of the town centre is the area around Playa de Torres, were you will find some apartment complexes on the coast and a little further inland an industrial estate. There is still a large stock in this area of plots intended for housing and it is likely to be filled with high-rise apartment complexes in the future.

Hacienda del Sol
In the area between the N332 and further inland behind the AP-7 motorway to the reservoir “Embalse de Amadorio”, you will find mainly detached houses. Often, these are new-build villas with swimming pools, but also the characteristic Spanish fincas. This area is also called "Hacienda del Sol" or “estate of the sun”.

Playa Finestrat
Playa Finestrat is located in the east of Villajoyosa, next to the town of Benidorm. The western half of this area belongs to the municipality of Villajoyosa and you will only find apartment complexes, spaciously equipped with various facilities such as communal swimming pools and sports areas. Much new construction is underway in Playa Finestrat and it is a popular neighbourhood for both foreign and Spanish buyers. There is always a wide range of apartments, often for competitive prices

Excellent location
Villajoyosa is in an excellent location between the towns of El Campello and Benidorm. Via the A-70, the Ap-70 or the N332, you can easily drive to Alicante to the south and Benidorm to the north. Public transport is readily available with no fewer than five train stations and numerous bus stops.

Average home prices in Villajoyosa
House prices in Villajoyosa are a lot more favourable than in adjacent Benidorm. On average you pay approximately €265,000 for a home. The average price per square metre is about €1,754.

Prices of apartments
There is plenty of choice between different types of apartments; from small one-room apartments in a complex without swimming pool to a luxury penthouse with roof terrace right by the sea.The cheaper apartments start at around €80,000. These are the most expensive housing types. You will find these villas mainly in the neighbourhood Poble No and Montiboli. On average, you pay about €635,000 for a villa in the coastal strip and the average square metre price is €2328.The most important determining factor for the price of a home is the location. The closer to the coast and the better the sea view, the higher the price of comparable homes.

Prices of detached houses Hacienda Del Sol
On average you pay approximately €360,000 for a detached house in this area. The offers vary from simple farm houses from €100,000 to luxury detached villas of approximately €500,000. The price per square metre is an average of €1,735.

In the centre of Villajoyosa, you will find, among other things, the pleasant, sometimes brightly-coloured, townhouses and apartments. On average you pay about €205,000 for a house in this sector, depending on the condition of the house. The average price per square meter is €1,833.
